We started NOYCE because too many Edmonton infills land on the block and fight with everything around them. Every project we take on begins with the site itself: the sun path, the mature trees, the neighbours, the front-porch line of the houses next door.

Our team runs framing through finish in-house. No subcontractor churn, no dropped handoffs. The same people who quoted the project walk you through it on handover day.

Pleasantview bungalow

Pleasantview, completed 2023

Two-part renovation of a 1961 Pleasantview bungalow. Main floor: the kitchen wall came out for a new island, dining opened to living, original oak refinished, bath updated. Basement: a full suite conversion with a new exterior back-door entry, its own kitchen, bathroom and laundry, and two bedrooms.

Rio Terrace whole-house renovation

Rio Terrace, Edmonton

Interior renovation of a 1960s Rio Terrace bungalow. The exterior stayed as-is; everything inside was reworked. Upstairs, the kitchen, living, and dining opened into one great room with a new island, added cabinetry, and a stacked washer and dryer. Downstairs went from one bedroom to two, with a relocated bathroom, making it a proper nanny suite.

Cameron Heights two-storey

Cameron Heights, Edmonton

Interior refresh on a 2005 Cameron Heights two-storey. Main floor redone in luxury vinyl plank with white shaker cabinets and an urban-bronze island. Primary ensuite gutted for a freestanding tub and full-height marble shower. Basement finished with heated tile. Mechanical upgraded with AC and a heated garage. Sold turnkey.

The questions we hear on every first site walk

From accepted design to keys, plan on 10 to 14 months. Design and permits typically take 3 to 4 months; the build itself runs 7 to 10 depending on scope, weather and finish level. You get a firm schedule at contract signing.

Turnkey infills on a standard 33-foot lot generally start around $700k for a three-bed, two-and-a-half-bath with a legal secondary suite. Custom finishes, larger footprints and premium mature neighbourhoods push it up from there. Site walks include a range estimate; a firm number comes with the design.

Yes. Most of our infills include a fully-permitted secondary suite. It typically adds $1,200 to $1,700 a month in rental income in the mature core, or house-hacks the mortgage. We handle the separate entry, egress, fire separation and mechanical requirements from the first design meeting.

We work across the mature core and the Capital Region. Recent work in Parkview and Rio Terrace on the west side. If your lot is in Edmonton, St. Albert, Sherwood Park, Leduc, Spruce Grove, Fort Saskatchewan, Beaumont, or Stony Plain, ask.

Yes. We are a licensed prepaid contractor with Service Alberta, carry $5M general liability insurance and WCB coverage. Every home is enrolled under the mandatory Alberta New Home Warranty program. Certificates are available on request.
